I have a contract to work in Vietnam, what I need to prepare?

If you are foreigner, you have a contract for work in Vietnam a couple of years, what do you do next? What should you prepare for move?
For be frankly, I know many of you have heard many horrible stories about working, living in Vietnam, but I can tell you that things are much better now. Of course it's not like modern country but it's definitely not what it was few years ago. Even I said so, I am sure that everyone agreed with me that there are some good things and bad things in every country.

First of all, everybody would like to work in their hometown, with all friends, social relation ship, with your family. But if you lived in Vietnam, you can have more comfortable life than in your country with same salary.
For me, you should mind about what is advantage and disadvantage in Vietnam and how to find a place for you or yours family, and where you’d like to live. I have few experiences to suggest you and your family:
Transport in Vietnam are most terrible thing, it can sometimes be as tricky, beginning with the crucial challenge of crossing a busy road during the perpetual rush-hour. Don’t be surprise if you see thousand and thousand of motorbikes after you leave the airport. It is common point of this country and you can easy to buy or rent a motorbike here.
The Vietnamese people very kind, friendly, and helpful. Plus, Vietnamese food is easy to cook too, with hot pot, Vietnamese pancake, shrimp roll, home made food, crispy wontons, tasty noodles and potent coffee, you will soon find yourself eager to try their hand at cooking some of the popular dishes from this delicious country. If you are lazy for cooking then you can go to restaurant everyday too, many level of restaurant on the street, it is one of culture of this country.
The most things I like here that you can have any kind of service you want, and it s cheap. You can have maid, driver, cooker, baby sitter, private teacher for teach u local language. You can find a good place for your family and good school for your children.

Nobody likes to commute and traffic in Saigon can be pretty horrific, so its not a bad idea to think about where you will be working or your kids will be attending school too.
In general most people have a choice between going to District 2 or District 7, where the life is more like home than Vietnam proper, or diving into the entertaining chaos that makes up the city centre and outlying districts. Here is a brief overview of few districts of Ho Chi Minh City and the atmosphere and facilities you can expect in each area:
District 1 (Vietnamese call as Saigon)
Ben Thanh market - District 1
This is the central business district of Ho Chi Minh City, where many companies will base their offices and where the majority of bars and restaurants are. The streets in District 1 are a lot of tree-lined, and although it is the city centre the traffic is generally worse entering (it is good place if you are tourist and only stay in Ho Chi Minh City few weeks)
District 2 (An Phu, Thao Dien)
This is a huge area, there are a lot of Foreigner live there especially French. Many of the houses here are very large with swimming. The number of eating and drinking options in An Phu is growing, with a number of nice bars, riverside cafes and shops.
An Phu is certainly a friendly area as the village by residents. The atmosphere is peace and quiet and safety for your children. 
District 7 (Phu My Hung )
This is completely like other country, around 20 minutes to the south of District 1, was conceived as a 'satellite city' for Ho Chi Minh, and has been designed from scratch with wide, tree lined roads and towering apartment blocks and villas. So far there is little other development in the area which means unparalleled access to green space, and there are many kind of restaurant, sports clubs, swimming pools, shop, bar, international schools and universities.
Phu My Hung area
There are many expatriates living here, the biggest group of Koreans and Japanese, but there are a growing number of Western expatriates too.
District 7 is certainly a good place for your family, you can find the apartment or house easily there with reasonable price, you have space for walking, playing with your child or take a look around shops. If you can't take the noise and chaos of the centre or wish to raise your kids with a bit of space to run around it is a good option.
District 3
District 3 is considered by many Vietnamese people to be the ideal place to live, with large, old villas hidden behind trees, great proximity to District 1 and a decent quality of life. It is less than foreigner in District 1, but compared too much of central Saigon is a very peaceful place with lots of local places to eat.
One popular Vietnamese expression that you should go out in District 1, eat in District 5 but sleep in District 3.

I CAN’T TAKE BACK MY HOUSE DEPOSIT

I have a year of lease contract in ex-house, payment every three months and deposit two months.
I want to share my experience about renting house, apartment, shop in Vietnam.
When I visited the apartment, the owner opened the air condition with the door opening since long times, that is why I feel very fresh in door and out door too. We was excited by this apartment because it s in top floor, large enough and have fresh (obviously it s fresh) so we didn’t check anything else, my mean checking all the light, hot shower, television cable, some small shelf in the bath room…The first day I arrived in apartment, I was in late, the owner was waiting for me, I feel sorry and give the deposit to her without check anything again.
My first day became terrible, many lights couldn’t work, there isn’t hot water, there are not sullage pit in the bath room, there isn’t any shelf or mirror in the apartment. All things above is nothing if I have normal neighbors, the first night was a nightmare until we moved out of that apartment. Our bedroom was touched to children of neighbor, we could hear everything they said, can someone imagine that situation?
It is my fault, I should check everything before decide, even the neighbors if they have animal or naughty boys..!!
Every month I need to repair many small thing in this apartment but the owner never pay back for me, it is important point you should be clear in the lease contract.
I moved out of that apartment before two months of contract but I haven’t take back my two months of deposit even I paid all of fees charge. The owner said I need to wait until my lease contract finish for take back deposit, it s really ridiculous. But what should I do?

Does good maid exist in Vietnam?

Tell me if anyone employ only one maid and still keep her until now?
For me, it is very hard to find a good maid in Vietnam, and after you found out, how is you keep her?
First of all, good maid doesn’t exist, you should accept it and steps by steps you teaching and training them.
I have to change a lot of maid to get a normal maid today.
Why did I change many times? Because they work for me but they are thinking about other one. They consider that the other one is better, higher salary, less work. 
Finally, by advice of my friend, I passed by Maid Service Company. There are a lot of company for provide the maid, nanny, baby sister, cleaner…You can employ some one who can stay with you 24/24, few day by week, few hours by day, it depend your requirement.
A lot depends on whether you want to hire an individual or go with a company. There are some obvious advantages if you pass by company. One is that they conduct their own interviewing process. This means that the professionals in their employ are well-suited for the task. Some offer money-back guarantees, which is nice if you are very particular about the way things are done. But there are some disadvantages too, sometime the maid combine with Service company to cheat you, after one month working, the maid ask more salary, if you don’t agree, they will stop to work, you will find other maid and pay the charge again for company.
There are advantages to hiring an individual as well. Individuals are often less expensive (not all), as you can negotiate the salary with them. You have more control over how the cleaning is done as well. But of course, there are some disadvantages too, if they are not hones, they quit their job and steal something from you, how can you find them? Or do you accept to lose a lot of time to find them?
That is why an individual or an agency, there are key things you must do. First, check references. The maid (or service) should be able to give you names and numbers of several people who back up their work. Don't just take the numbers - actually call and check. Second, make sure a background check is conducted. You may not want someone in your home who has been convicted of a felony.
Anyway, for keep the maid with you so long time, it is better you don’t put her in the “bad situation”. You should lock all of important things inside your drawer and keep the key with you.
After all, I think the perfect maid don’t exist, and if she is exist, marry her!!!

Is it difficult to find an apartment in Ho Chi Minh City?

If without any company support, finding an apartment in Ho Chi Minh City can be a daunting task. Using myself as an example, I lost a lot of time and money and strength to found out my apartment.
First, I am a worker, it mean I only have time in the weekend, I cant get off anytime if the agent call me. (But they didn’t listen what I said, they often offer to me some apartments that it doesn’t match with my requirement, that s why I lost a lot of time for nothing).
Second, I saw few advertising on internet and I called them, but I must pay the fee if I want to see the apartment (of course I paid only one time), they said if this apartment is not satisfy my require then they are going to provide other one for me, but I am not patient enough to follow them day after day. Finally, I gave up that game.
Third, I was concerned about getting ripped off. I don’t have experience to find an apartment in this city. After all I decided to meet Real estate agents, who is Vietnamese, English and French speaking. With agents, you can help out with the negotiations and can follow the conversations to pick up on clues to problems in the apartments or potential wiggle room in pricing.
Finally, I was soon realize that real estate agents is necessarily for find an apartment in Ho chi minh city, but it is depend which is agents??!!
A few recommendations as you navigate through your apartment search in Ho Chi Minh City:
                You must find one agents who listen, understand what s your requirement and don’t waste your time.
                Make sure that everything in your apartment works when you check it out. Find out what is included and what isn’t. You don’t want to find out that you get no hot water in the shower, or repair every light in the firs day, or there are not sullage pit in the bath room, or the LCD television you see when you visit will be replaced by a radio!!!
                Ask about construction, take a look if your new neighbors have a coq, a big dog, or all their children always playing in the couloir, especially in Phu My Hung, district 7, Ho chi minh city.
                If it s possible, try to get clues about your neighbors or ex-renter. Do you hear noise? Dogs? Children? Partiers? What types of people live in the next door.
                What happens if you need to break the lease? Usually you will need to give up your deposit. If this is the case, negotiate what the deposit is. You don’t want to be stuck with a 4-month deposit if you can’t deal with a rat infestation that the landlord forgot to tell you about.
